The majority of HCHC’s properties are newly constructed
buildings, however HCHC also rehabilitates architecturally significant,
deteriorated properties for affordable housing use. Prior to
the completion of a development, extensive outreach to service
providers and a review of our waiting list occur in an effort
to locate eligible residents. Once HCHC has a pool of appropriate,
prescreened candidates, a lottery is held to choose tenants.
Since the need far outweighs the availability of affordable
housing, a typical qualified candidate can remain on our waiting
list from 2 to 5 years. HCHC maintains a database of its housing
units and an active list of apartment applicants. Through these
procedures, HCHC is able to keep the vacancy rate below 3% at
any given time.
Once a month the Executive Director and Asset Manager
walk through each of the properties to assure adherence to rigorous
housing standards. Common areas are inspected by Resident Managers
and the Asset Manager. Additionally, monthly resident meetings
are held to discuss any housing or tenant issues.
